TAX FACTS 2011
| 1. | Tax commitment is completed after the annual school
budget has been approved and the county tax bill is received. |
| 2. | Bills are prepared and sent between June 15th and
July 15th |
| 3. | A discount of 3% is offered within 30 days of the tax
bill date |
| 4. |
Any tax account receiving an abatement after taxes have been paid in
full will be paid interest at the rate of 3%. |
| 5. |
Any prepayment of taxes that is greater than
the final assessment at the time of the commitment date will be paid
interest at the rate of 3%. |
| 6. |
Any overpayment of taxes amounting to $20.00 or
less will be automatically credited to the next year tax account.
Overpayment greater than $20.00 will be refunded to the taxpayer. |
| 7. | Taxes are due by the 31st of December. |
| 8. | Interest accrues beginning January 1st at a rate of
7%. |
| 9. | Taxes must be paid by January 31st to avoid having
your name in the annual report. |
| 10. | 30-day notices are sent between 8-12 months from the
commitment date. |
| 11. | Liens are processed within 10 days after the 30 day
limit. |
| 12. | Foreclosure is 18 months after the recording of the
tax liens. |
| 13. | Foreclosure notices are sent 30-45 days prior to
foreclosure. |

At the
Annual Town Meeting on March 9, 2010 the town voted to authorize the
Selectmen, on behalf of the town, to sell and dispose of any real estate
acquired by the Town through non-payment of taxes to the public by
sealed bid or public auction at such terms as they deem advisable and to
execute quit-claim deed for such property: except the Board of Selectmen
may at their discretion allow the immediate previous owner up to 30 days
to redeem such property by payment of all unpaid taxes on said property
plus interest, lien costs and recording fees. |
